Comparing Condo Markets

In looking at real estate opportunities in Saskatoon's condominium market, you will have a number of questions for real estate agents. You will want to determine what makes one property cost more or less than another. One exercise that is worthwhile is to investigate and compare asking prices in a similar city, such as Toronto.

If you are looking in the downtown core of Saskatoon, you will find an amazing mix of properties ranging from converted lofts to modern suites. Much like a Saskatoon condominium, Toronto has numerous units on the market from contemporary and upcoming buildings. The entry-level cost of a two bedroom condo in downtown Toronto is about $180,000.

Newer units are being made available every day but, with high demand, expect to be put on a waiting list for the newer, more central buildings. Like the new 18 Yorkville lofts in Toronto, you can find a modern two bedroom unit in Saskatoon's downtown are for about $200,000. If you are interested in being in the north end of the city, there are three bedroom, two storey condo townhouses available there for as little as $250,000. The same style of unit would cost over $325,000 in an area like North York in Toronto.

Waterfront condos typically come at a premium cost but, to some, the value of their location is priceless. Being able to look out over a river or lake, spend time on the green space around it, can often bring a lot of value and worth to a unit. This is the case with properties you'll find in Toronto's Harbourfront Condos or around Saskatoon in areas such as the Village of Caronport.

Saskatoon also has some of the best luxury suites for sale of any city in Canada. For something more up-market, consider the areas of Glencarin Village or Whiteswan Pointe. Two bedroom condos in this area typically list for between $250,000 and $280,000. By comparison, Toronto's Toronto Condos or properties in the Bloor/Yorkville typically start at around $300,000. Both will give you interesting, professional neighbours and amazing exposure to some of the city's best dining, shopping and recreation.

Being on the outside of the downtown core can bring huge benefits to the condo owner. As with Etobicoke or Mississauga Ontario real estate, the surrounding areas such as Aberdeen, Warman or Martesnville will bring you one step closer to the great outdoors and amazing neighbourhoods. Look at condos and townhouses for rent in the areas of Clavet, Vanscoy, Dunurn, Asquith, St. Denis or Grandora to see some great suburban areas that are just minutes from downtown Saskatoon.

A number of people use condos in the city as a means to access jobs in nearby towns, such as Moose Jaw, or when they need to commute to other cities, such as Regina. Between the active and exciting downtown core and the beautiful surrounding areas like Langham and Dalmeny, Saskatoon is ideal for condo living. With some investigation and research, consultation with real estate agents and recent home buyers, you are sure to find the neighbourhood and property ideally suited to you.
