Your Must Have List

If you've ever been out looking for a house for sale in Oshawa, or anywhere, really, you know that there are so many different houses out there that it can be difficult to choose the one that's right for you. How do you even pare the listings down to a manageable number to go and visit? That's where a "must have" list comes in. By recording your preferences on paper, you can remind yourself and your real estate agent to keep your eyes on the prize. Here are some things you might want to put on your list.

Size

There's no point in looking at a house unless it's got room for your family. That house you moved out of in Lytton Park with two bedrooms was getting tight, so upgrade to three and keep it firm. Also figure out the approximate square footage you want, either in total for an important room like the dining room (perhaps you have a large table you want to fit in). In this category are number of bedrooms and bathrooms, sizes of bedrooms and other rooms, number of storeys on the house, and overall square footage.

Additions

Standard houses are just places to prepare your food and to sleep. If you want special rooms, such as a garage, a finished basement, a sunroom, a den, a library, or a family room, you need to tell your real estate agent. Most entries in the Saskatoon or Toronto real estate listings will mention if these types of rooms are present, so you can easily pare down the number of possibilities by adding one of these features to your must have list.

Outdoor Features

Some common things that buyers look for when they're considering buying a house are the size of the yard, whether it has a deck, a driveway, a footpath, or a pool, and how well the previous owners have looked after the landscaping. Oakville and Saskatoon suburbs are the best places to find good lawns, so keep in mind if you add any of these features to your must have list, most of the returns will be from suburban developments rather than urban neighborhoods. If you're looking for a condo, outdoor features might include a communal rooftop garden, parking, or a balcony.

Indoor Features

There are many more indoor features than can be listed in one short overview article, so we will list only a few of the more common ones. They are: fireplaces, hardwood floors, security systems, storage space (i.e. closets, shelves, crawl spaces), picture windows, new appliances, and modern bathrooms. When you put up your house for sale in Scarborough, don't expect to find all the same features in a Saskatoon home, but one or two on the requirements list helps narrow things down.
